Why Refer Your Prospects to Us

  • We Protect Your Relationship: Your relationship with your prospect always comes first. Our role is to help you look good, so when they need real estate guidance in the future, you’re the one they call. Whether you handle the deal yourself or bring us in as a specialist, we make sure the credit comes back to you.
  • We Are Specialists: We work exclusively on commercial real estate transactions. We do not handle residential transactions, so we’ll never compete with you for your client’s residential business. You can confidently refer prospects knowing your future residential relationship is protected.
  • You Stay Informed: We provide clear, consistent updates so you always know your referral is being taken care of. Our goal is to keep you confident and engaged throughout the process without leaving you guessing about what’s happening. These updates also give you the opportunity to follow up with your prospect naturally and stay connected along the way.

Referral Fees

Referral fees are paid on a tiered schedule based on the number of calendar days between the effective date of a fully executed listing agreement with the referred seller and the closing of the sale of the listed property:

  • 25% if closing occurs within 0–90 days
  • 20% if closing occurs within 91–365 days
  • 15% if closing occurs within 366–730 days
  • 10% if closing occurs within 731–1,095 days

After 1,095 days, no referral fee will be owed.

Referral Guidelines

We do not accept referrals of listings that have expired or been withdrawn within the past 90 days. These situations often result in multiple agents submitting the same property, which creates conflicts.

Referral fees are only recognized when:

  • The referral is submitted before we have made contact with the prospect.
  • A NC Realtor® Standard Form 543 Referral Agreement is signed by the Referring Agent and Receiving Agent prior to substantive discussions with the prospect.
  • The referral is specific to the named individual or company in the agreement only; it does not extend to unrelated parties or future introductions.
  • The referral has been acknowledged in writing by our team.

Additional terms:

  • Referral agreements are non-transferable and apply only to the referring agent of record.
  • Referral fees are calculated on the listing side commission actually received by our firm, net of co-brokerage fees, adjustments, or concessions.
  • Referral fees are paid only from commission proceeds actually collected by our firm. If no commission is received, no referral fee will be owed.
  • A referral remains valid for 36 months from the date of agreement, unless otherwise renewed in writing.
  • Submission of a referral does not guarantee acceptance of representation or a transaction.
  • Any disputes regarding referral fees will be resolved according to the written agreement, not through verbal discussions.

All referral arrangements are documented using the NC Realtor® Standard Form 543 Referral Agreement to ensure clarity and mutual protection.
